Having a well-maintained roof keeps your home or business protected from weather conditions.

Getting the roof inspected regularly and conducting repairs and replacements helps cut back on energy costs. You’ll also avoid expensive damage because of leaking, wood rot, moisture, and the formation of mold.

3 Things to Pay Attention When Changing Your Roof

If you’re thinking about changing your roof, make sure to hire licensed roofers, this is especially important in states like Indiana that see extreme weather conditions year-round.

Bring in local roofing contractors from Indianapolis since they are familiar with the specific climate conditions of your town, and can advise you on the best materials and techniques that are durable and effective.

Reputable roofing companies also provide a guarantee and stand by the work they do for you. Here are a bunch of additional factors to keep in mind.

1. Replacement or Layering: The Better Option

When considering options for changing your roof, you might think about adding a new layer without removing the old one. Although getting the old roof removed will likely cost you more, it is preferable to make that investment.

Like expert contractors will warn, adding an extra layer doubles the weight on the wooden decking.

If the wood is soft and rotting, you’ll just end up concealing the problem instead of fixing it. That results in more expensive problems down the line.

At the time of removing the old asphalt tiling, the roofer will examine the decking and flashing below the old roof.

If any signs of rotting wood are visible, you’ll get the decking replaced. Further, at the time of changing your roof, the contractor will install ice and water shields to provide a sturdy layer of protection and minimize the possibility of water damage.

Some states have regulations against double layers and replacing the old tiles will keep you compliant.

2. Keep the Lawns, Yard, and Landscaping Protected

Changing your roof can be a complicated project when you have a beautiful garden and yard. If you’re concerned about damage to the grass and landscaping, discuss the issue with the roofing company.

They’ll likely put down tarp and cloth coverings to prevent debris from falling on the lawns and embedding in the grass. Experienced roofers bring containers to collect the old tiling and dispose of it for you.

Stripping off old roofing also results in thousands of nails getting dislodged. The contractors bring a large tool fitted with magnets to collect the nails from the lawns and driveway and prevent them from bursting tires when you drive over them.

3. Check for Workman’s Compensation and Liability Insurance

When discussing the details of the contract, make sure the contracting company has the necessary workman’s compensation and liability insurance.

In case a roofer is injured when working on your property, you’re personally liable for the medical expenses, and the workman’s compensation can keep you protected. Further, if any damage occurs during the repairs or replacement, liability insurance covers the costs.

Inspecting and changing your roof is essential to maintain its long-term functionality and durability. Find out everything you can about the project and then get started.
