However, it’s not always about damage and negligence. The roof could have completed its life cycle, and it’s time for a replacement.

1. Attic Leaks and Interior Staining

Whenever you notice stains on your ceiling and walls, that’s an obvious sign there’s a problem with the roofing.

Peeling paint, blistering, and bubbling on flat surfaces indicate water leakage through the roof on the attic.

The biggest culprit is the roof underlayment, broken seals and tiles, and shingles that have been misplaced.

Be careful when choosing professionals to install your roof since poorly installed roofing is another major cause of staining and leaks.

If the roof allows elements such as rain and moisture in, it’s time for a replacement.

2. An Aged Roof

Knowing the age of your roof is essential as it helps determine its life cycle. Roofing materials are exposed to extreme weather with time despite a 20-year warranty that comes with most roofs.

Regardless of how strong the roofing material is, having a professional inspect the roof is always recommended if it is 15 years old and above.

The professional uses a roofing inspection checklist that highlights areas that need repair. They may also recommend a new roof, depending on the damage.

They check the materials used, the number and condition of shingles, and how the roof was built and maintained.

3. Sagging Roofing Sheets

Too much weight on the roofing sheets can cause sagging. This is easily detected when you find a bend in the middle of the roof.

The rooftop should always be straight; otherwise, there’s possible structural damage or poor workmanship.

The sagging may indicate too much pressure on the supporting structures such as rafters and purlins.

This can eventually lead to the roof caving in and collapsing. This not only puts the occupants’ lives in danger but could also mean enormous costs on your part.

4. Rising Energy Bills

An increased energy bill is a strong indicator that your roofing needs a checkup.

A damaged roofing system means higher energy bills as the room heater and air conditioning have extra work to stabilize temperatures.

Good roofing should provide insulation against heat and extreme weather. If there are no ventilation issues in the attic, it is time to consider replacing the roof.

5. Worn-out Sheets and Missing Shingles

Holes and leaks are bound to happen with age. Corrosion and rust are common when you use steel and corrugated roofing sheets for roofing.

Painting and a good finish provide a protective layer prolonging your roof’s life span. However, you may notice light peeping through the attic with time, a clear indicator there are leaks you need to attend to.

The same happens when the shingles are broken, curled, buckled, or missing. Replacing the roofing sheets is recommended at this point since they are already damaged.

6. Debris, Plants, Moss, And Algae Buildup

A buildup of moss, unwanted plants, leaves, and debris is bound to occur if you do not do regular checkups on your roof.

This encourages the accumulation of moisture which dampens the roof in the process. This causes water to seep in, resulting in the rotting and rusting of essential roofing parts.

These may also present an unnecessary weight resulting in the sagging and weakening of beams.

A well-maintained roof reduces the damage caused by such buildup. Since this is not always the case, professional attention is essential to avoid further damage to the house’s internal parts through leakages.

7. Disintegrating Mortar and Rubber

When mortar or rubber used around openings such as vent pipes and chimneys get damaged, the roofing systems deteriorate around the jointed area.

Mortar was used primarily to bed tiles and other roof junctions such as ridges and verges on older roofs.

If the joints are falling off, it’s a strong indicator they can’t hold anymore. The mortar and rubber are either aged or completely worn out.
